Why biodiversity has become an asset management issue for REITs

The BPS + Effinature combination constitutes the complete chain of ecological evidence for REITs subject to the CSRD.
Level 1 — BPS assessment. The Biodiversity Performance Score assesses each portfolio asset against 70+ standardised criteria. It produces a quantitative score, comparable across assets and aggregable at portfolio level. The data directly feeds ESRS E4 and SFDR PAI biodiversity indicators.
Level 2 — Effinature certification. For strategic assets or article 9 funds, Effinature certification provides the higher level of evidence: an attestation delivered by a Cofrac-accredited body, enforceable under Regulation 765/2008. IRICE is accredited under No. 5-0655 — Cofrac Accreditation No. 5-0655, Product, process and service certification, scope available at www.cofrac.fr.
Level 3 — HVE operational monitoring. For assets in operation, the HVE framework extends certification with periodic audits. It produces multi-year consolidatable data, essential for tracking CSRD objectives over time.
