Since 2009, IRICE has been assessing and certifying the ecological performance of real estate projects. An accredited, independent and rigorous body.
Our mission
IRICE is the only independent certification body dedicated to biodiversity in real estate and urban development. We emerged from a simple premise: certifying ecological performance should not be a marketing exercise, but a rigorous, transparent process recognised by a third party.
We work to ensure that natural capital — living soil, plant heritage, water resources, local fauna — becomes a critical infrastructure, assessed and protected on the same footing as energy or carbon.
Strategic vision: To become the regulator of biodiversity in real estate and carbon in construction. We assess and certify projects for ESG investors, developers and local authorities against CSRD, SFDR and ESRS E4 requirements.

Impartiality Committee
IRICE impartiality is guaranteed by an Impartiality Committee composed of 3 independent colleges:
- • Independent college: External experts with no connection to IRICE or the real estate industry
- • Client college: Representatives of interested parties (developers, investors, local authorities)
- • Internal college: IRICE staff and management
This governance model prevents conflicts of interest and ensures that every certification decision rests on objective criteria validated independently.
Leadership
IRICE is led by Cedric Plantaz, President, who has been at the initiative of the approach since 2009.
All assessors and decisions are handled directly by qualified internal or external experts. No certification subcontracting.

Our mission is to certify the ecological performance of real estate projects, not as a marketing approval, but as verifiable, long-term evidence. Our 200+ ongoing projects demonstrate the economic and regulatory feasibility.
Regulator of carbon in construction
Efficarbone measurement equips project owners and contractors to manage construction-phase carbon emissions. Consistent with RE2020 and carbon neutrality objectives.
Partner for ESG investors and local authorities
The data produced by Effinature and BPS directly feeds ESRS E4 (biodiversity), SFDR Article 8/9 and CSRD reporting. Our certifications are recognised as rigorous evidence by external auditors and ESG raters.
